Office Intelligent...A New Generation of Smart Office Real Estate

By
Real Estate Broker/Owner with Gotham West Realty

At first glance, Gotham West Realty appears to be a traditional real estate company. They advertise listings, work with buyers, prospect for new business, and take referrals. They shoot great photos, write descriptive ads, host open houses, and use all the latest advertising venues available to them on the web. A closer look, however, reveals the way this company does business, and it's far from traditional.

Gotham West Realty practices Smart Office Real Estate. What does this mean? It means that Ron Cohen & William Levin, co-owners of Gotham West Realty, found a way to make their real estate practice thrive in an extremely volatile market environment. They achieved this by virtually eliminating wasteful resources and by drastically reducing the overhead associated with running a traditional real estate practice.

Smart offices are shared spaces that enables the flexibly to use only what's needed when it's needed. For example, if an agent needs to meet with a client, the agent can reserve space at any of our facilities according to their needs. The space is paid for by hour. If secretarial or printing services are needed, they can be paid for a la carte. Facilities are available in different sizes ranging from small meeting rooms to conference rooms for 12, to training rooms for 200. You pay for what you use when you use it, it's that simple.

Methods for communication have changed quite a bit during the past 15 years. Gone are the days when most real estate buyers walked into the local real estate office. Today, most people begin their search on Google. Gone are the days when advertising meant placing an ad in the local newspaper. Today advertising is placed on the most heavily trafficked websites. Gone also, is the need for support items that we used to rely on to do business. Back in the day we needed a permanent space to house items like copy machines, fax machines, telephones, and computers. Today, most individuals are equipped with their own smart devices which make all those bulky old machines nearly obsolete. A Smart Office, like a smart phone, allows it’s users to disconnect themselves from the chains of old technology, and allows for the kind of agility needed to adapt in this ever changing market.

Gotham West Realty has Smart Office locations in Westchester, Queens, Long Island & Manhattan. For more information about how it all works or to become part of the team, contact Ron Cohen at Ron.Cohen@gothamwest.com .

I have been thinking of ways to update the way we do business in our office.  We are the traditional office where everyone has big L-Shaped space wasting desks.  Everyone has their territories staked out yet most of the time the office doesn't have but a few people in all of its 2500 sq. ft.  I am looking to transition to streamline, mobile agent set up... much like you have explained here.  Thanks for the post.
