Elizabeth - Our rental market around here in Los Angeles & Ventura counties is absolutely crazy!  So many of the all-cash investors have literally scooped up so many of the properties in the low end of the market here (400k<), made absolutely no improvements (so they're the same run-down, dilapidated, dumps that the investor purchased) and they have turned around and rented them out for top dollar.  It's just crazy.

Well that is good news.  Buyers are not going to be outbid by those pesky all cash investors.  And it is right near the city golf course at Hansen Dam also.

Tammy - NSP is a national federal program that was specifically geared to assist and stabilize those communities that have been hardest hit by foreclosures.  There is a formula that determines which communities qualify for NSP funds and according to that formula, LA county warranted nearly 50M in funds.

LA county has chosen to utilize their NSP funds by buying run-down, dilapidated, foreclosures and rehabbing them and then turning around and re-selling them to low-medium income, first time buyers by providing these "silent seconds" in order to increase owner occupancy rates in these distressed areas. 

The last thing the LAHD wants is to have cash investors scooping up these properties and saturating these areas with run-down, dilapidated rentals.  While there are some investors who are rehabbing these properties and flipping them, unfortunately, there are way too many investors who are nothing more than future slumlords and that is what the LAHD is trying to prevent by using their NSP funds to restore these areas.

George - Whether it is one of my buyers or not, there is going to be some really fortunate first time buyer who is going to get a great home.

Jane - This area is an area that is slated for redevelopment.  So while it is in transition right now, in a few years, it's going to be one of those up and coming areas.
