GOING GREEN WITH SEPTIC SYSTEMS
As a Shell Knob Realtor I love selling lake front or lake view land. Buyers are always excited about the prospect of building their dream cottage or lodge - that is - until we get to the regulations requiring a registered soil scientist to run a soil morphology report. This is commonly known as a perc test.
Sale of land lives or dies from this test result.

I used to not be concerned about the test, but this IS the Ozarks and these hills are made of rock - picturesque? yes, but some actual dirt would be nice - enough soil depth to have a perc test.
As I understand it now, the soil scientist has to go down 3 feet to test soil in several places on the lot, and that can be hard to do unless you have a jackhammer to get through the rocks.
I live and work in Stone County, Missouri. The name should give a clue to what our land is like. To preserve and improve the quality of Table Rock Lake, the county health department recently approved an updated Onsite Wastewater Treatment Systems Ordinance. This basically is tightening the rules and regulations for septic systems and wells.
This Ordinance is great for our lake, but creates a hardship for lake property owners who have not developed it. If their lot is too small to accommodate the spread needed between well and septic and laterals. The lot becomes unsalable, unless they can afford to go to the advanced septic systems which cost several hundred dollars more.
This will give agents less green in their pockets, but a clean, clear lake to swim , fish and boat in.
