Humboldt County, California's "Older Homes"

When shopping for a home in this area of Northern California give some consideration to one of the many 'older' homes on the market. 

There are several very good reasons to consider one.

1. These homes are generally located in a stable neighborhood.  What you see is what you get as far as the neighborhood is concerned.   The turn over rate in this area is generally low.  Do however use caution if there are large areas of undeveloped land very near the property you are considering.  Do your research and find out any future plans for that land.  Find out what the property is 'zoned' for at the planning department.

2. Older homes are generally closer to shopping and services. Your transportation costs will be reduced during the ownership of the home.

3. Older homes in many cases are located on a raised foundation and not a slab foundation.  The raised foundation makes it easier to remodel the home to accommodate your needs or to add an addition to the home.  And the floors are easier on your feet.

4. Older homes are generally located on very stable soil.  The 'good' areas were built on first.  If the home has not started to slide or tip in 30 years, there is a good chance it never will. 

In the United States just over 7% of homeowners have properties built between 1919 and 1940 and another 7% live in homes built between 1940 and 1950.

In this area of California the percentages are much higher, we have many older homes in beautiful condition and located in excellent neighborhoods.

Give it some thought before you start the home shopping process.

Dan, you make a very good case for buying established, older homes in your area.  These powerful advantages you mention outweigh dealing with dated wallpaper and appliances when selecting a home!

Good Morning Bruce, it is on a case by case basis, but they do have advantages in this area of Northern California.

Older homes in Humboldt County offer many advantages.  They are excellent investments.
