Does you Home have a "Garage"?

Many homes here in Humboldt County, California do not have a garage.  A garage, attached or detached (you can always build a covered walkway from the home to a detaced garage) is an important part of your home.  The garage not only serves as a place to park your car, it also provides storage, a workplace out of the weather, an area to entertain children on a cold day etc.

Adding a garage to the home that does not have one is the easiest way to add value to your property. Yes, you do have to have room for it but most lots in this area have space for one.  Garages are relatively easy to permit and inexpensive to have built.  Or you can do most of the work yourself.

The cost per square foot to have a garage built is much lower than the cost of a home per square foot.  By doing a little contractor shopping, you may locate a good contractor who will use the project as a "fill in" to their other projects.  This method might take a little longer but it may reduce the cost and increase the quality.

You could also do the interior finish work, after the garage is completes to save on the cost.  You could hang and finish the drywall and build workbenches and storage shelves if you have the knowledge and experience.

Garages are a big plus to a home on the market.  They truly "finish" a home.  Many buyers will not view a home for sale without one.  If you are planning on placing your home on the market in the near future and you do not have a garage, gove serious consideration to building one.

Excellent way to add value and it can be done with the FHA 203k. Since the guideline was modified a few years ago to allow detached garages it made it that much more useable in this case. Attached or detached is okay.

Hi Dan - I agree that garages are important to home value.  Many of my buyers these days ask for a 3-car garage - although they will settle for 2, and if there is no enclosed garage at all, they don't even want to see it.

I agree with you that a garage is a big plus and adds to the value of the home.  Here in Albuquerque and Rio 
Rancho, most homes are built with an attached garage.

Dan,

Yes a garage is expected with a home in Texas so I can not image a home with no garage. If a garage is missing then I would tell my clients to think about adding the garage and then we can talk about selling your home. If the garage exists then it has to be neat and orderly.
