Put the Client First and the Rest Will Take Care of Itself

That is the short version of my customer service philosophy.

I was recently having a discussion with a new client. He raised the issue of conflict of interest. His point was that although I represent the buyer, and it is my job to get the lowest price for my buyer (among other things) yet the lower the price, the less I get paid. He didn't think that was fair but also wanted to know how I reconciled it.

First of all, I take fiduciary duty pretty seriously. The client's interests are first and foremost. Secondly, I told him that I find that if I do my job right, then the rest will take care itself. If I do my best for the buyer and put the buyer's interest first, it will come back to me over and over again.  So, ultimately, I see no conflict of interest.

Hi Christine....I agree with you that the clients interest should come first...I never forget that I have a fiduciary duty to my client.....but don’t they know that for every 10K in sales price....a realtor in my area only gets (less than) $250....I wouldn’t risk loosing my client for $250 bucks....I don’t know who would.

You hit the nail on the head that so many companies have gotten away from. The larger companies are stressing numbers, numbers, numbers and have gotten away from the personal service whoch drives buyers and sellers away that want this personal service and hand holding through each step of teh buying or selling process. I have been asked teh same question regarding commission and i show them teh difference whoch does not add up that much garnering a lower price for my buyers. Doing a great job over and above what the expected will earn me their respect and referrals for years to come. Thanks for sharing.

I always put the client first.  Sometimes I'll tell them not to sell, or not to buy, or something else that is in their best interest at the time.  Even if they don't buy or sell, I always let them know I'm here to help.

Christine some people struggle with putting the interest of their client first because of the obvious conflict of interest.  But staying focused on the real task, as you do, makes it easy to keep others needs before our own.

Great point.  Putting our client first we always work out the best.  Even when we don't actually get a sale, we get a client for life!  I'd rather have that.

Hi Christine. You make a great point. Keeping the client first is a win without a conflict. I suppose is someone gets really uncomfortable, an alternative is to offer a "flat amount" fee based on their price range.
