Today let’s look at real estate values in Arlington, MA.

The black line that almost looks like an EKG reading of a heart rate shows you the median real estate value for single family homes in Arlington over the past year. There have been some ups and downs in prices but for the most part, real estate prices have stayed relatively level during the last 12 months.

The orange line traces the average days on the market that it takes single family homes to sell in Arlington. It’s currently taking about 10 days longer to sell a house today than it was at this point last year. Properly priced houses are selling in an average of 2 months – a very respectable time frame. We saw a very typical spike during last winter – but the exorbitant amount of snow we received made many would be home buyers hold off until the spring thaw so the average days on market lengthened to almost 4 months.

Deb, what was the source on this one - the graph looks vaguely familiar... I can't help but think people may think the value of THEIR home has fluctuated that much in the same time frame... but you do note that pricing is pretty level right now -

Marcia - the chart comes from Altos Research.  Arlington's media single family home price is in the mid $500's but there are some homes over a million and some in the $300's so that's why we see the median sales price fluctuations.
