I represent both buyers and sellers - my job is to get the best price for you either way. As a buyer's agent, I would never push a client to pay more for a home just because my commission . . . would be slightly larger.
That is flawed thinking - after all, I sell $5 million dollar homes as well as $150,000 condos. And I am happy to do both.
Put the Client First and the Rest Will Take Care of Itself
That is the short version of my customer service philosophy.
I was recently having a discussion with a new client. He raised the issue of conflict of interest. His point was that although I represent the buyer, and it is my job to get the lowest price for my buyer (among other things) yet the lower the price, the less I get paid. He didn't think that was fair but also wanted to know how I reconciled it.
First of all, I take fiduciary duty pretty seriously. The client's interests are first and foremost. Secondly, I told him that I find that if I do my job right, then the rest will take care itself. If I do my best for the buyer and put the buyer's interest first, it will come back to me over and over again. So, ultimately, I see no conflict of interest.
