I represent both buyers and sellers - my job is to get the best price for you either way.  As a buyer's agent, I would never push a client to pay more for a home just because my commission . . . would be slightly larger

That is flawed thinking - after all, I sell $5 million dollar homes as well as $150,000 condos.  And I am happy to do both.

That is the short version of my customer service philosophy.

I was recently having a discussion with a new client. He raised the issue of conflict of interest. His point was that although I represent the buyer, and it is my job to get the lowest price for my buyer (among other things) yet the lower the price, the less I get paid. He didn't think that was fair but also wanted to know how I reconciled it.

First of all, I take fiduciary duty pretty seriously. The client's interests are first and foremost. Secondly, I told him that I find that if I do my job right, then the rest will take care itself. If I do my best for the buyer and put the buyer's interest first, it will come back to me over and over again.  So, ultimately, I see no conflict of interest.

No matter what you are getting paid...even if you get a lower price for your buyer...you are still getting paid. I agree with you all the way. I don't even look at the commission amount when I'm looking for properties for my buyer. If the house is right for the buyer, then that is the house we must try to get. I'm working with buyers that have been pre approved for up to 280K. I found them a 150k house that is their idea of their dream house. Enough said.

BTW...I just got word today that we will be closing on Thurday of next week. This on my buyer's dreamhouse for 150K. They were approved for 280k and we found them something they really wanted for much less. I'm so happy. This is a couple that are first time home buyers and they have four kids. I can't wait for closing day, because I have some nice gifts planned for them, and they have been awaiting this day for so long.
