Here is some real estate market data describing the housing market here in Dartmouth during the month of August and how it compares to the same time last year. The data is from the MLS and is for single family homes.
There were 23 single family homes sold in Dartmouth during August 2011 at an average sale price of $336,685 and median price of $312,600. For the same period in 2010, 19 single family homes sold with an average sales price of $357,903 and median price of $235,000.
Volume is up this year by 21%, and while the average price is off 5.9%, the median price rose 33% suggesting more of the homes which sold this were higher priced homes than those which sold in August last year.
There are currently 233 single family homes for sale in Dartmouth, with a median asking price of $399,000, as compared to a year ago when there were 193 homes with a median asking price of $399,900. This greater inventory along with basically similar asking prices suggests pricing is becoming more stable in Dartmouth.
