The graph above illustrates two past years and the current year Sun Lakes Arizona Homes For Sale Active Listings. Notice that the number of Active Listings in 2011 is decreasing and is nearly in line with the number of Active Listings for sale in 2002 and 2005. These past years were chosen simply for illustration. By the graph you can see that the number of Active Listings at the beginning of 2011 was about 100 more homes than the current number - almost 250 at the first of the year and just under 150 now.
Considering the price of homes for sale in 2005, it would be a logical conclusion that there should be a lot of upward pressure on home prices now. It will be interesting to see how this coming winter visitor market handles the demand for homes. There is no indication that the demand for homes has increased. When at the same time the number of homes offered for sale is decreased to higher priced market years.
If you are a seller, and have been holding off selling because of low prices, keep watching - these prices have to go up.
If you are a buyer, the best inventory available is already sold, but now is the time to buy. If you keep watching, you too will see prices go up.
