Direct Mail Marketing Postcard....Franklin MA Mailing....1% Buyer Rebate Program

This is the new postcard being mailed to all of Franklin MA.

I posted one a few days ago, and it just didn't seem like the right option. It was very cluttered and much too busy.

This is simple, direct and easy to read. It says it all without any confusion.

I thought I'd post it for readers to see before they received it in the mail.

From now through the November 15, The Kuney-Todaro Team will be giving a 1% rebate to buyers for any property purchased through MLS.

Hi Barbara. This should get a lot of those buyers off the fence, since everyone loves the idea of putting some extra money back into their pockets. You deadline should create a sense of urgency for many home buyers.

Anita.....I like simple and direct....it's always worked for me...

Gail....best of luck with it....make sure the postcard is a simple, easy to read postcard with a statement at the top that catches your eye....

Cathy....I will share the results....let's hope they're good....I'll spend the money....sometimes we need to spend money to make money.....it's always worked out for me....I'll mail 7000 postcards and it will cost me around $3k....

Wow! That's alot. I am interested in the ROI. If you send out 7000, how many listings do you think you will get? You'd need at least 15 to break even with Craig's list responses, ($200/month per the raincamp), You are an amazing Realtor so I know if you are doing it, it works. The question is, how much is the ROI verses other options. I'll check back in a month, bookmarked. Thanks for sharing!!!!

Cathy.....when I do direct mail marketing for a free market analysis, we make a very good roi....I work on a referral fee....my costs are covered and I make a profit....the agent does all the work and the agent makes most of the money....I charge a 20% referral fee....that's all I need....

I don't like craig's list....I'll pay the money....

Barbara.....if I had buyers looking in your area, as a buyers agent I would match the 1% rebate offer so that my buyers didn't lose out on this opportunity. I don't currently have any buyers looking in Franklin....but if I did........

Tonda and Steve.....the one thing I know about direct mail is that it's a numbers game.....the more you mail, the better the chance of response....

Christine....we have one community, The Villas at Eagles Nest that is open to all age groups....separate buildings for 55+ and under 55.....luxury units....check it out....
