Pasadena CA August 2011 Sales Recap and Market Update - South Orange Grove Corridor (Condos & Townhomes)

First, a definition of the area for this report is in order. In this report, I extend beyond what some may consider the "prime area" along South Orange Grove Boulevard in Pasadena, CA and include properties south of Colorado Boulevard and north of Columbia.  For the eastern boundary, I include Singer Park on California Boulevard and all of the streets that run parallel to California.   The western boundary for this report is the Arroyo(south of the Colorado Street Bridge). This report does not include any of the condos or townhomes in Old Pasadena or those north of the 210 Freeway(so it does not include Orange Grove Village I or II, Continental Court or any of the developments between North Orange Grove and Arroyo Drive). All information is from the multiple listing service on September 10, 2011 -- it has not been verified and is not guaranteed.

According to our local multiple listing service reports there were three sales in the South Orange Grove Corridor(condos/townhomes) during the month of August, 2011.  The sold prices ranged from $590,000(first floor unit with a large patio in Grovsenor Square) to $825,000(remodeled unit at 251 S Orange Grove).  The median sales price for the month was $680,000 and the average sales price was $698,333.

During August 2010, there were four sales.   They ranged in sold prices from $412,000(Castlegate complex on California) to $950,000(Grovsenor Square) with a median sales price of $495,000 and an average sales price for the month of $578,000.

Currently, there are 32 condos or townhomes on the market for sale along the South Orange Grove corriodor.  They range in price from $325,000(Castlegate one bedroom, there are four units for sale in this complex) to $1,595,000(one of the two units for sale at Vista del Arroyo).   It should be noted that there are four units that have been on the market for over one year and one unit that has been on the market for 700 days.   Four units are in escrow ranging in price from $620,000 to $799,000 --- a beautiful renovated unit at 300 S Orange Grove was on the market for about one week before an offer was accepted.   Location:  South Orange Grove one of the most desirable in the San Gabriel Valley....so presentation and pricing continue to be very important.

Michael, I enjoy reading these reports from other cities, and your median prices are worlds away from our homes here in the Lafayette area!  Being from the Midwest, Pasadena is famous for the Rose Bowl, Tournament of Roses Parade, and of course that famous song of that "Little Old Lady. . . "

What a beautiful shot of the Tournament of Roses headquarters?  Absolutely fabulous!!!

700 days on market ranks as the second most I've ever seen although I'm sure some of the Rancho Santa Fe $15 million properties stay on the market for a couple of years. There is a house in East San Diego County that has been on the market for about 3,600 days. It's way overpriced. People who pay that kind of money for a home are usually buying coastal properties, not inland properties.

Bruce -- yes, the Tournament House is an impressive building with beautiful grounds.

Jim -- with re-listing of some properties it is suppose to be impossible to "hide" the number of days a property has been on the market.  I'm sure there are more than a few that have actually been on and off the market for over 700 days as well.

Eric - no problem - no need for tickets either -- many people camp out on the streets the night before and it's free unless you want one of those prime grandstand seats.  Remember since New Years Day is on a Sunday in 2012 -- the parade and game will be on Monday, January 2 --- start planning now.
