Lenn, Time to pull the trigger here too. Prices are easily below the 2008 peak, and the latest states show recovery has started this year in our major school districts. Mix in the extremely low interest rates and it's hard to make a case for NOT buying if someone is thinking about it.

Looks like this is such a good time to buy in Loudoun County VA. It's the same here on Long Island. Prices are so realistic now and buyers are not sitting on the fence too long anymore. With prices in your area lower than in 2005, buyers have some great opportunities!
