Here's the August 2011 update on Home Sales in Wellington CO:

August property sales were 14, up 75.0% from 8 in August of 2010 and the same as the 14 sales last month. August 2011 sales were at a mid level compared to August of 2010 and 2009. August year-to-date sales of 112 are running 7.4% behind last year's year-to-date sales of 121.

The Median Sales Price in August was $184,176, up 8.1% from $170,325 in August of 2010 and down 13.4% from $212,750 last month. The Average Sales Price in August was $189,263, down 9.6% from $209,281 in August of 2010 and down 20.0% from $236,705 last month. August 2011 Average Sales Price was at the lowest level compared to August of 2010 and 2009.

The Total Inventory of Properties available for sale as of August was 95, up 13.1% from 84 last month and down 7.8% from 103 in August of last year. August 2011 Inventory was at its lowest level compared with August of 2010 and 2009. The Average Days On Market for August was 73, up 52.1% from 48 days last month and up 43.1% from 51 days in August of last year. The August 2011 Average Days On Market was at a mid level compared with August of 2010 and 2009.
The Wellington CO real estate market is looking a bit more energetic - sales, prices and inventory were all up over previous months.
