No, I don't mean how much experience I have. Although my 15+ years in real estate would certainly include me in any old timers club. ....... I can remember when.... ..well some other post, maybe.

Here's what I mean when I ask, "Have you been around the block a few times?" When you take a new listing, or when you are about to interview for a new listing, it is most adviseable, no I mean imperative, to walk and drive around the block, and around the neighborhood.

Here are some things you must look out for:

  • Any new construction project~ you may be asked about it and you don't want to appear like you don't know what is going on in the neighborhood.


  • Any new commercial construction~ you may need to disclose  a major addition to the neighborhood, or a much needed hospital, a new school, etc.


  • Any FSBOs~ This will give you a chance to talk to them and also find out what type of competition they will be.


  • Any current listings. I know this can be done from the online mls. However, I suggest a that a personal viewing is imost important, so you can speak from experience to anyone on its viability as a contender to your "new" listing.



  • Are there any vacant/distressed properties not yet on the market that may affect your "new" listing's valuation due to its condition and appearance?


  • How far away is the local school? Is it around the block, and how does the school bus schedule impact the area?


After you win the listing, walking around the block and engaging people who are out gardening, washing their car, or walking their dogs might like to know about your new listing and this gives you the opportunity to meet them. Who knows? They may need your services soon. So don't do it just once and forget it. Making it a habit will familiarize you with the neighborhood and they with you....Jackpot!!

There is really nothing quite so real as walking the block. Bring along your camera and video camera to capture the unique features of this particular neighborhood. And if there are none, just call it serene and peaceful which is a sought after feature in itself and you already have the pics and video to prove it!

Great advice Sandy.  We also end up calling the neighbors to let them know the home is on the market, and if it's vacant we ask them to call us if they see anything strange.

Wonderful advice!  You have to know the neighborhood.  I'll be honest, in the past I have gone to a few listings and didn't know the area and guess what?  We lost the listing. Thanks for the reminder.

Sandy, Thanks for posting. I love the ideas everyone shares on AR! What I have done is with Visual Tours, burn them to a CD, knock on the neighbors doors hand them the CD, tell them to share it with family and friends and they can help pick their new neighbor. Its called "Pick your neighbor".  Everyone knows the neighbors want to know how much, what does that house look like inside. Plus it may get you a new listing!
