Why aren't you buying now? Now is the time to buy. You can get more concessions from the seller now than you could have gotten in the last twenty years. If you can get the house you want- in the neighborhood you want- at the price you want*- and the seller will pay your closing cost, what are you waiting for? The price to go down? Do it now! Make the seller a reasonable** offer and you might get a great deal. If that one doesn't work out, the house down the street is also for sale. Move on, and keep trying. My idea is to find two or three houses and then do a reverse auction: who will give me the best deal? The power is with the buyer. Wait much longer, and you will lose the advantage of this incredible buyer's market!
