$1691/month gross outlay – before tax savings:

*  Assumes a 4.5% interest rate on a fixed rate 30 year loan.
** Assumes a top marginal rate of 28% with the above loan.  Does not include STAR which will be delayed until the next application cycle.

Note that the calculations regarding tax savings is an approximation.  I am not an accountant and don’t even play one on TV!  However, this certainly beats renting in terms of total outlay for the space that you get and it’s win-win in that in a world or rapidly rising rents – this stabilizes outlay.

Ruthmarie, the Stonecrest of Larchmont looks like the kind of building I would love to call home - gorgeous! Did I see some original detail in the video, e.g. interior doors? Happy Open House!

Hi Debbie - I'm stepping it up a notch - I just thought that some renters may be commuters and there are a couple of buildings that are steps from the train - It's actually cheaper now to buy than to rent - so this targets that group as well as the scale-down group that may want to do something new.

Hi Barbara - I know this sounds a bit out of the box.  It could be a total flop.  But it has worked in downtown White Plains and this unit is 1.5 blocks from the train.  You can walk it in five minutes.

Hi Andrea - Yes, it was built in 1937.  There is a lot of original detail including cove ceilings and parquet floors with walnut inlay in the the unit itself.  Lou Gherig lived there when it was first completed and shiny new.  The paneling in the common area is original and georgeous and the entry to the building where the doorman sits is really elegant with all the detailing on the beams.  The truth is that if I didn't have dogs I would have bought it from the owner for myself.   It's one of the best units in terms of location, closet space, views and general convenience that I have ever been in.  The layout is fantastic.

Eric - MY goodness!  No milk and cookies!  HOW COULD THEY??

Hi Gail - I was going to pass out fliers but I got a stomach virus yesterday! UGH.  So I'm going to try and put some out tomorrow - too late but what can I do?  I also have a newsletter going out shortly that will be in everyone's mail box in the AM....Signs will help...its about 1 block from the train! So signag with a "Wine & Cheese flier' attached to the sign...
