Dane County home sales higher in August

Here's a quick look at August Dane County home sales from a historical perspective.

The 396 Dane County home sales (excluding condos) recorded in August were 29% higher than the 307 home sales in August of 2010. Remember, home sales nose-dived last summer due to the expiration of the tax credit (sales last August were down 31% from the year before). Taking August of 2010 out of the picture, sales this August were lower than any other August dating back to 1991, our earliest available year with MLS home sales data. Here's how August home sales have ranked every year dating back to 1991.

Looking ahead: Our pending home sales report suggests sales in September will exceed the levels from September of 2010. In the bigger picture, we expect home sales in September to remain low from a historical point of view.

Sellers will need to remain very competitive with their pricing and marketing.
