Are You Giving Bad Advice On Zillow?
It's always good to help out when you can. If your causing more harm than good, are you really helping. Its important to know that answers to others' questions are accurate. That makes the site it was received on more credible as well as the people in that industry and the profession itself. Wrong answers or incorrect information make us all look bad.
One thing that all Realtors can agree on is that this business is local. What works in Davenport, Florida may not work in Green Bay, Wisconsin. The real estate law in every state differs, sometimes greatly. Local MLS’s and Associations have different rules and regulations. State licensing laws are different in each state for real estate agents. The markets are definitely different as well. Different kinds of homes, different price ranges, different everything.
So tell me why so many Realtors are giving advice on Zillow in states other than the one they are licensed in. This bothers me very much and I’ll tell you why. Because if you are giving real estate advice to a person in a different state (or county for that matter) from the one where you are licensed you may be giving that consumer bad advice. That person might be making a very important life decision based on your bad advice. I’ve seen Realtors on Zillow giving legal advice (which in itself is a no-no) in states other than the one they are licensed in as well.
Today I had a Zillow question come into my email about a contract issue a buyer was having. I logged in to answer and try to help. When the other answers loaded up I realized that two agent who are licensed in other states had already given this buyer some bad advice. So not only did you give him advice based on the wrong state laws, but now he’s confused further because he more than likely doesn’t know or realize that you are licensed in another state.
Now when I go in and give him some good advice based on Florida’s real estate laws the situation is going to be about as clear as mud for him. That is certainly not fair to that buyer and it’s not fair to other consumers who may read your bunk advice later on. You have now made it twice as hard for a Realtor who does have the correct answers to this buyer’s questions to communicate them effectively. Let’s get smart people. Let’s stick to what you know...where you know it. Otherwise you just aren’t treating consumers in an ethical way and it makes you look like a dunce.
