The graph that keep sticking out in folks' minds here is the one showing our inventory going nowhere but down- and at a rapid clip to boot.

10,000 on the market today vs. roughly 16,000 at this time last year?  That's one heck of a drop rate- and one that's gonna be tough to sustain.

It's just my humble opinion, but I think it might be time to start thinking about the shadows once again.  The Boogeyman might not exist, they might not exist in the end- but it's best to prepare and be ready in case these numbers lead folks out into the open.

So, I'll go ahead and step out and revive the discussion:  are you afraid of the shadows?

Hi, Ellie:  Thank you for stopping by, and for your comment.  Absolutely right- Econ 101 and the basic laws of supply and demand.  Believe it or not, there was a time in the not so distant past when I'd have a rental property on the market and have as many as 5 applications in on them at the same time.

That was 2006, 2007- not 1976, 1977.  It seems more and more like folks want to make our business so complicated- as if we're going to cure cancer, design that car that runs solely on water that we've been hearing about for years or somehow solve the deep psychiatric problems of the human mind that lead some to kill their fellow man while in the act of robbing him of $36.

But we kid ourselves if we think we do anything of the sort.  More houses=lower prices, less houses=higher prices.  More houses=less folks clamoring for a specific house, less houses=not only more folks clamoring for a specific house, but in some cases clamoring for any house.  

If things could go either way- and they can- I wonder why folks choose to portray us as practitioners of some sort of mid-level rocket science- when we could just as easily and we and the business could just as easily and at times more appropriately be likened to the scenario happening at any local bar come 2 a.m.  Few choices out there- so you either take what you can get and settle for something you might not want- or leave with nothing and realize that tomorrow's another day and that the choices will come again.

You realize, too, that everyone's in the same boat you're in- or you'd already be gone.
