The Hotel Zone in Cancun is quite a mix of old and new condominium developments. You can’t miss he shiny new condos like beautiful Lahia and the very popular Bay View Grand and Portofino. All with price tags to match. And then you have the older developments that have seen better days. Is there a happy medium at a good price? Turns out…yes.


I would like you to meet Villas Marlin Condominiums. Located in the heart of the Cancun Hotel Zone located just behind Kukulcan Plaza at kilometer 13.5, Villas Marlin right on the beachfront. I have had the privilege of visiting this development on a few occasions to list properties. Originally constructed in 1986 and still looks great today. The salty water of the ocean and bright rays of the sun are beautiful and yet very hard on the building’s exterior and any exposed metal. Developments can deteriorate in a matter of a year or two. Constant maintenance is a must in these harsh conditions. The maintenance here has been well kept from the fresh exterior paint and fresh garden walkways to the newly elevators installed. That is half the battle right there. Amenities include, of course one gorgeous white sand beach with crystal blue water, 3 separate pool areas, snack bar, sundries shop, 24 hour security, tennis court and on site laundry service. Better than hotel accommodations, you will never want to leave.



Walk in side many of the units and see beautifully remodeled and updated rooms by their owners. I have the pleasure of listing a few of these. And I have to say they are a great value for the look and feel of brand new condos. The tile work in the bathrooms are modern and reflect that of a day spa. Kitchens rival that of the new condos on the block. And of course the views. These buildings were staggered so that everyone can enjoy a great ocean view. What more can you ask for? Where do I begin? One of the units for sale has 3 bedrooms with two queen beds in each plus a Murphy bed in the living room. That unit sleeps a total of 14 people! Now that is a party. This unit is ready to handle the crowd with 4 full bathrooms and a great kitchen to feed the masses. If you don’t need that much room, or just don’t want your friends and family to congregate at your condo ALL the time. I recommend an adorable 2 bedroom/2 bathroom with the same remodel design but on a smaller scale. Your friends can visit for the day to visit at one of three pools but at some point “y’all gonna have to go.”


Another pride and joy is a penthouse listed. It has the most amazing views. And with a huge rooftop deck with Jacuzzi, you can watch the sun rise over the ocean and set on the lagoon. All that is required is turning your chair around. I would recommend the swivel variety for ease of turning. The master suite is tucked quietly on the second floor for privacy from the main living area and two other handsomely tailored bedrooms. Guests can appreciate a soak in their claw foot tub.



I saved the “Big Catch” of Villas Marlin for last. If you would like the ultimate in Condos listed just under 1 million, we have it. This owner took three condos and molded them into one gi-normous master piece. This one sits front row on the beach. Walk out your door and onto the sand. There is NO bad view. It doesn’t get much better than this! Oh but it does. Lavishly remodeled with the finest quality materials and wrapped in luxury. On the lower level the gourmet kitchen flows into the dining room proudly displaying its ocean view. The generously sized living room is boasts a projection screen TV and theater lighting. Invite friends for a movie or the big game. Toward the back is a guest room and full bathroom to accompany it. Upstairs you will find more bedrooms, bath and the true master suite. Large sitting area and drop screen projection TV you can watch from the comfort of your own bed. The master bath does not disappoint. A Jacuzzi tub and over sized shower stall with high tech shower massage to relax away your cares.



Did I mention all of these properties listed come fully furnished? Pack your suitcase and move in to paradise today. This is also a great development for vacation rentals. Your investment can pay for itself. It doesn’t hurt to tell others that you live down the street from a star. That is right, just down the street living Hugo Sanchez, famous Mexican football player. His proudly displayed statues of winning goal shots can be seen from Kukulcan Boulevard. You may just be sitting next to him on the beach.

HOA fees are per square meter.  The smaller 2 bedroom is 2865 mxn/ mo est $220 USD up to the bigger 3 bedroom at 4639 mxnor about 370 USD.  that includes maintenance, security, exterior hurricane insurance and gas.  Owner is responsible for water and electric.  THis is also great development for vacation rental income.
