Something Needs to be Done About Appraisers Doing Our Job

In the last 6 weeks I would say that I have had about 5 or 6 clients cancel their inspection or choose not to get one (told to me by the realtor) because they had access to an appraisal that "covered everything".  5 years ago the difference between a home inspection and an appraisal was crystal clear, but in the last couple of years for some reason it has become a bit fuzzy.  Oregon and Washington laws are clear about who needs to be licensed as a home inspector.

This needs to stop.  Regardless of what FHA, VA, USDA, etc. say: they can not trump State laws.

"Home"work, I have the Answers!

That is CRAZY!    REALTORS are not the experts and furthermore, appraisers do not check for things that could definitely destroy a house, like mold, water leaks, electrical dangers.   Hopefully, it will change in your area.

That is really stupid on the broker's part to tell their clients that they don't need an appraisal.  Penny wise pount foolish is the only thing I can attribute that to.

Appraisers do not come anywhere close to look at everything that a home inspector does.  It sounds like the agent has not done a proper education about a home inspection.
