Braemar Property Values: July-August 2011 (Arista Series)
There is a fall chill in the air when you step outside your Braemar home these days. I'm sure it won't be long before the leaves are turning bright shades of gold, red and orange. The end of summer does allow us to take a look back at the Braemar single family home market for the months of July and August. This report in particular covers property values for the larger single family homes in Braemar known as the Arista Series homes. These include the following floor plans: Allister, Buckingham and Canterbury.
Only one Braemar home in the Arista Series sold during the months of July and August. It was a Canterbury model. It listed and sold for $451,748. This one sale becomes our new average market value for Braemar homes in the Arista Series. That means over a 5% increase since last report (May-June 2011) and over an 8% increase since this same time last year (July-August 2010.) And I think it is worth noting, this is the highest average sales price we have seen since May-June 2008.
If you placed your Braemar Arista Series home on the market and priced it to current market conditions, this report indicates you could expect to have your home under contract in 4 days. Clearly, demand for larger single family homes in Braemar is not an issue. You could also expect a buyer to request an average of nearly 1.5% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in November and will cover the months of September and October.
