I hear this question or read this question everyday, because, I am in the real estate business. So many of my customers & clients are getting up in their years and really want to sell for important reasons like... want to move closer to loved ones whether to take care of aging parents or be closer to their children and be a part of their grandchilden's life. or they are ready for a new chapter in their life, and either want to move into my community or out of it..... for that reason.
Consistently, I am asked the question, ...."should I wait to put my house, on the market?". Sometimes, I have to admit, I am a little dumb-founded with the question, and not to be callused, I truly care about my clients, and what is best for them, not....whether they decide to list their home. But, there are certain advantages to biting the bullet and getting that house up for sale.
With the downward spiral in property values, I can see their point, at first, but, I must remind them, it will be their turn, on the other end.... when they are buying.....I encourage them to start looking in the area they want to live in and see what's out there. I think this can ease a lot of anxiety especially, supporting it with facts.
Where I live, Lake Arrowhead, Waleska, Georgia, my community is unique in that, because, of the wealth, especially many who live on the lake, those owners, do not need to sell, in order, to buy something else. (As a matter of fact, many refuse pretty darn good offers because, they don't have to be in a hurry....something every real estate agent hates to hear!) But, in that case, if, they have years to wait for the marktet to come back so, that, they can make a just profit, well ok than. I would recommend that, they use it for a vacation home or advertise it for a weekly vacation rental (VRBO.com), as most of the homes here fitting that profile are booked solid spring through fall, + Christmas & making a very positive cash flow. Others who live, buy, & sell here, are benefited by such a unique, resort style community with so many amenities to attract anyone from the athletes playing tennis and golf to folks who just want to live, in an beautiful environment & don't care for being social. I think, because of this, the market hasn't been hit quite as hard in Lake Arrowhead in regards to lower property values, as in, many other areas. Poor Florida!
I think the thing that, most people forget is.....that they will have the advantage as a purchaser unless, they go overseas to the areas seen on the International Househunters show! In that case, they should come running to my community, and have it all for a fraction of the cost less.... a cramped, kitchenless, studio apartment home, in either a dirty city or in the middle of no where!!!(Some homes are really fabulous deals but, seldomly in Europe, sorry HGTV but, I love your show anywyay!)
Since, I mentioned, they obviously won't get near what they would have a couple years back but, neither will the seller of the future home they buy. Not to mention, if, they are financing, the rates are at an all time low, so, ....I say, move forward and don't look back!
