 Top 10 Costly Mistakes Sellers Make and How to Avoid Them 

It's hard enough to turn a profit in today's housing market - there's no need to make it any more difficult.   Sometimes sellers can get in the way of their own home sale success.  Why not learn from the mistakes of others and avoid these common traps…

MISTAKE #10:  Waiting until after you’ve tried - and failed - to sell your house, before preparing it for market.  

MISTAKE #9:  Selling “AS IS”

MISTAKE #8:  Over-Improving.   Buyers might not appreciate your expensive upgradestrap as much as you do.  Be very careful when choosing which improvements to make to your home before you sell .... it’s not always possible to recoup every dollar you spend. 

Things like extravagant gourmet kitchens and slate roof shingles are very nice, but buyers may not be willing to pay more for your house because of them

Give careful consideration to the other homes in your neighborhood and the kinds of amenities that they offer.  

When preparing your house for sale, stick with the inexpensive repairs and updates.  Save the major renovations for your buyer and price your house accordingly, based on the advice of a reputable Realtor.

How many times have we heard, "I know nothing in my neighborhood has sold over $XYZ, ABC,  BUT I spent $35K on updating the basement and $20K on the kitchen so I should get way over $XYZ,ABC!"  If only it worked that way.

These are great tips..love your series..I'm meeting with a seller on Wednesday who has way over improved their house and they tell me they get they shouldn't have done it but will their calm attitude prevail when we discuss pricing?

such an important list and yes the over improving over spending  seller is way too common and rarely benefits their eventual sales efforts.

Karen, I'm left speechless when a seller will ask if I can just put the house in the market with the notations sold as is, just so they can avoid making those expensive repairs that they have been avoiding, while still trying to get maximum dollas.

It appears as though I've definitely hit a nerve with this one!  I don't think there's anything more painful than telling a seller the $$ spent over-improving will probably NEVER be returned.  OUCH! 

Dorie - I do hope that "calm attitude prevails" when it comes time to discuss price - Be sure to let us know how it goes!  

Joni - don't even get me started!  Those TV shows are purely ENTERTAINMENT people!!

Karen explaining congruence to sellers is crucial if you can get to them before they have made the improvements.

#1 Everything in the house needs to be congruent. Don’t over improve one aspect and leave another aspect lacking.

#2 Is your house, post the planned improvements, going to be congruent with the neighborhood, competing houses within a reasonable distance and congruent within the price range?

Unfortunately appraisers don’t tend to give anywhere near retail for improvements so they must be done judiciously.

Karen, you are spot on here.  Over improving often happens with a "plan" and by watching too much HGTV-it is critical that a seller be informed by a Realtor and a Stager about what kinds of improvements to make-which add cost, which add VALUE.
