Haciendas Indio - Real Estate Market Report

Haciendas Indio homes for saleHaciendas is a newer development on Indio's north side  located off Golfcenter Parkway near Fantasy Springs Casino. Built by Beazer homes between 2006 and 2007, Haciendas offers homes sizes from 1815 to 2935 square feet and have up to 5 bedrooms, 3 baths, and 3 car tandem garage options. The average lot size in Haceindas is 8000 square feet and all homes are single story. Most homes feature 9 foot ceilings, finished garages, 6 ft soaking tub with separate shower in master bedroom, fireplaces, granite slab counters in the kitchen, circular rotundas at entry, and covered patios.

The Haciendas homeowners association is affordable at $93/month. Haciendas sits adjacent to a city maintained park with tennis courts, basketball court, playground, picnic and grilling areas, and restroom facility on-site.

Active Listings

There are currently seven active listings for sale in Haciendas, three of them contingent on third party approval so those are Indio short sales.  North Indio Homes for sale

The lowest asking price is $157,900 at 83948 Festivo Ct. with 3 bedrooms and 2 baths and 1823 square feet and is a short sale. It was originally listed at $189,990 when first put on the market.

The highest asking price is $195,000 at 42854 Tomayo St. with 4 bedrooms and 3 baths and 2765 square feet. It is also a short sale and there have been no price reductions so far.  

Homes Sold

Sales during the last six months in Haciendas have ranged from $175,000 to $190,000. Of the six sales, two have been short sales and the other four were foreclosures or bank owned.  

83899 Charro Dr. just sold for $190,000 and was bank owned. Todays Realty sold this home, it was on the market for only 24 days! It was an FHA buyer who also received closing costs from the seller.

83925 Pancho Villa Dr. sold for $190,000 and was a short sale. This was also a cash sale.

83924 Charro Dr. sold for $188,000 and was a foreclosure. This was a cash sale.

83958 Pancho Villa Dr. sold for $180,000. It was a short sale and was also a cash buyer.

83869 Pancho Villa Dr. sold for $175,000 and bank owned. It was financed with a FHA loan.

You can assume from this data that distressed properties rule the market in this area. Cash buyers are also of abundance. Home prices in Haciendas and in Indio in general are amazing and interest rates are extremely low making a perfect buyers market.
