As Realtors we sell homes for clients all the time but it wasn't until we had our own home on the market that I realized everything that was invloved. This is a series to help sellers sell their homes quickly, profitably and with-out too much STRESS!
Part One.. Should I sell my House?
The question of selling your home is always a tough one. Believeme , it is not fun! However,i t may be that you have no choice but to sell such as being transferred to a new job area, needing more space for a growing or changing family situation, needing a change of climate, making a good investment decision, or it may be you just want to sell because you are tired of the house you are in or area in which you live. No matter the reason make no mistake, selling is not an easy thing to do and is not a decision to be made lightly.
Why? Several reasons..
-The first is that selling causes major disruption in your life generally. Your home has to be clean and ready to show pretty much all of the time. Major de-cluttering, re-arranging or even removing furniture, and, most likely, some re-decorating may be necessary. These facts are always true, but more especially in a "Buyers Market" as it seems to be in most areas, at present. Scheduling showings may tough if, for example, you have small children, several large dogs, or tend to work at home.
-Secondly, those home projects you may have started but never finished will need to be completed. Any deferred maintenance is a major deterrent to a perspective buyer. Seeing an incomplete maintenance job will make the buyer wonder what else may be wrong that they can not see.
-Thirdly, if you are only selling in hopes of recouping on your investment you will need to look at the current market carefully. Is it the best time to sell? Is it the best season? Are other homes in your neighborhood selling quickly and for good prices? How long are they sitting on the market? All of these considerations are necessary, in addition, to remember to include in your budget the money you will most likely have to spend in order to sell your home, such as that for repairs, redecorating, hiring a Realtor, and for the attorney or closing company.
So, if you have looked at the all the possible reasons you want/need to sell, and in addition, you lhave ooked at the costs you may incur, and it still seems a good decision for you to sell, then go ahead. However, do gather as much information about selling as you can. Talk with friends who have sold their homes, get recommendations for Realtors, interview loan officers, etc, and basically get as much information about the process as you can. It always pays to be informed, no matter what decisions you have to make. And remember, a good Realtor can help steer you through the process. Or , as in our case, 2 good Realtors!!
