The Northlands at Peregrine is another one of the smaller communities Colorado Springs is known for. There are just 65 homes but they are in a great location with fantastic views.
- 57 were built between 1991 and 1993
- 8 were built between 1994 and 2003

These homes are located on just 4 streets:
- Dunfries
- Edenderry
- Kinderhook
- Melross

The lots in The Northlands at Peregrine average .34 acres.
46 of the lots, 70%, are .23 acres or larger.
The three largest tracts are .88, .89 and 1 acre respectively.
56 of the houses have an oversized garage of 500 square feet or more.

There is an open space in the middle of the community.
Just across W. Woodmen Rd. to the north is the open space of the Air Force Academy.
About 1.5 miles to the west is the Pike National Forest which can be accessed via the Blodgett Peak Opens Space trailhead.

With all of this open space and the National Forest, it should come as no surprise that this broad area, Rockrimmon / Peregrine including the Northlands at Peregrine, is home to an abundance of wildlife including bears, mountain lions, deer, coyotes, foxes, bobcats, rabbits and squirrels.

These houses are bordered by vast areas of forested areas and natural landscaping. It is not feasible or practical to pursue the reduction or relocation of the wildlife.
Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.

Wildlife are normally wary of people and pose a minimal threat if you abide by the recommendations of wildlife officials. Never feed wildlife or approach them.

One of the unique features of most of the homes at Northlands at Peregrine is the fact that you have both mountain views and city views. It is a wonderful vista to behold as the sun sets and the lights across the city come on.

The Northlands at Peregrine is less than a mile from Woodmen Valley Park where you can see some very rare rock formations.
“Hoodoos” are thought of as being found in Bryce Canyon National Park in Utah and the Badlands of the Dakotas. But Colorado Springs also has a few.
Woodmen Valley Park has undeveloped space where you can see “Hoodoos” up close. Call me, David Gibson, 719-304-4684, for details on where you can see Hoodoos in the park and other places in town.

Caution, there are cactus in some of these undeveloped park areas. They can lay very low below other vegetation and be hard to see. Responsible adult supervision, appropriate footwear and thick pants are prudent when exploring parks or open spaces.
The homes in The Northlands at Peregrine are zoned to highly regarded Academy District 20 schools.

Nearby parks, Wilson Ranch Park and Oak Valley Ranch Park, offer a pool, water park, skateboard park, tennis courts, softball field, basketball courts, a play area and a big green space.

Because there are only 65 houses, there isn’t always a home listed in the MLS for sale. It is very possible that there are homes in this community or other communities that aren’t publicly listed for sale but may be available.
