Think Before You Take Those Listing Pictures

HalloweenThe upcoming holiday season has started me thinking about my upcoming listings and how I should prepare the homeowner for the listing pictures and showings.  

If you know you're going to be putting your house on the market during the holidays, you may want to take the listing pictures before you decorate.  There's just almost nothing worse than to see photos of Halloween or Christmas in April and May.  I know, we all hope it's not still on the market 5-6 months later but the fact of the matter is, that it may be.

And, speaking of decorations, you may want to go a little light.  Don't drag out all the decorations and have every room look like you're a store selling holiday merchandise.   People have come to see your home, not your decorations.  It becomes too distracting and the perspective home buyer probably won't remember a whole lot about your house but they will remember the decorations.

Finally, believe it or not, there probably will be someone who will want to see the home sometime during the holidays.  This could be a day or two before or after Thanksgiving or Christmas.  If it works for you, great!  If not, don't worry about it.  Let the perspective buyer and agent  schedule a time that is more convenient for you and your family.  It is your home after all and you  want to present it in the best possible light.

Janet you are right!  Nothing dates a photo more than snow in July.  I do think it's a great idea to have some photos of the varied seasons to supplement the post but not as the featured picture!

Good words. I have been on the end of people calling at last minute and expecting us to jump through hoops to show them the house in 30 or 60 minutes. Each time we said no thanks 2-4 hr notice is a minimum, not a guarantee, a minimum and if they cant wait that long they are not serious anyway.

Respect is mutual.
