Move Along, There's Nothing To See Here!

That's how your typical buyer is now shopping for their home.  They're most likely NOT driving around the neighborhoods (although some do) looking for signs in the yard (you DO have a sign up just in case, right?).  And who knows what web site they'll be using to search?  Could be Realtor.com, Remax.com, Trulia, Zillow, any local brokerage and dozens of other real estate related sites, or from the websites of any of thousands of agents that serve our area.

But there are a couple of things that will have that buyer moving along, and that's when there's nothing to see! 

No pictures?  Honestly, you might as well not be trying to sell your home at all.

Another SOLD listing by The Liz Spear Team of RE/MAX EliteHumans are VERY visually driven, and they're looking for visual eye candy all the time!  Pictures that catch the eye, that tell them what style of home you're offering to them.  Let's face it, there are hundreds and thousands of 3 and 4 bedroom homes available in our market, so looks matter.

Time and again we've had our buyers tell us that if there are NO pictures, or LOUSY pictures, they're skipping that home and moving along.  What's wrong with that house that they're not showing pictures?  So it's obviously critical to hire a REALTOR® that understands the importance of visual appeal when marketing your home.  Don't settle for an agent that will have the buyers saying "Move along, there's nothing to see here!".

hi liz, great post! as a stager, I think that this is truly part of the expertise we can bring. not only can we make a space appealing to a wide variety of buyer when they see the house in person, but we can see the visual clutter that detracts from a space in photos too.

Janice, It's an extremely competitive market, sellers need every edge they can get.

Lori, It's part of the reason Liz got her ASP-RE certificate to help get our listings in the possible condition.  Unfortunately not every seller is receptive to the idea.

This post is on the money. In a market with almost all distressed properties where there is only 1 picture I tend to have more success because I put in every pic I can. If they let me put 30 pics in the MLS I would. It's such a simple thing to do and yet people screw it up so easily.

Nate, You're right, simple, but not done to the degree it should be.  It would only make sense you're having more success when you're competition clearly doesn't get it, or doesn't care.  Either way, it's a shame those homes have to sit, but a real win for agents such as yourself that optimize their listings.

DeeDee, It's a constant theme we hear from buyers:  PICTURES MATTER!  and price....and location....and schools too :)

Even if it is a dump you have to have pictures. Even try to get some pictures on vacant lots. Also a visual tour. Spend the money and buy a decent camera. Beteer camera equals better pictures.

Bill, Just as important on land.  I'd love to know if it's a ravine, flat, an old corn field or wooded before I drive out and try to figure it out.  And decent digital cameras are so affordable now, even video for that matter.  If an agent can't afford a camera, I've got to question if they should be an agent at all.

I work with so many out of state buyers and if there aren't photos they ask me to get photos in some cases, but in many cases they just pass right by those without a second look.  Bummer for the sellers.  Even if the agent is putting pictures on a few days or a week later, that's a mistake. -Kasey

Kasey, That new to the market time frame is so critical to catch all those buyers with the autosearches set up.  No pix and it really is Next!  It is a shame for the sellers to have that opportunity missed.

In this age of digital photography it's hard to undertsnad what we still see so often - no photos, or lousy ones. Buyers comment on this all the time and in a competitive market they are pretty darn important. I am in escrow with an international buyer who bought the home he is buying solely based on the photos - never saw the place and between the great pics on the MLS and my personal ones he made his choice.

Jeff,  We've never encountered the "site" unseen buyer, but with pics and video, you can get everything but the smell :)

It's all too true that today's home buyers are online and shopping through the photos. A client recently commented however, that some photos really don't show 'the whole picture" as they omit negative attributes.

Vickie, True and a catch-22 on the whole picture thing.  Show too much negative and no one comes, don't show it and they're upset that you didn't show it!  And photos are poor at showing things that your eyeballs pick up, bad paint, small cracks, etc. that the buyers are sometimes bothered by. Ultimately the photos are just the first hurdle, final decisions need to be made in person.

Hey BLiz: Recently I read an article where the agent worded it in a way I loved, she said that the photos on the internet were your home's first showing. That's it in a nutshell. It continues to amaze me that an agent will go out and take a picture and there is snow in the photo and even though the listing is on the market for six months it's still snowing. Or when the photo is obviously taken with a cell phone camera and the agent can't be bother to go out again. Drives me crazy! Carrie

Carrie, I think the regular abundance on online photos is a primary reason for a reduction in showings and open house appearances.  Unless the buyers love what they see, they're not likely to go see it in person.  And with the ease of digital pix, there's not really much excuse for a scarcity of them, nor changing them out as needed.

Maya, Fortunately most aren't like that, but if the one you hire IS like that, it's trouble selling your home, and the seller may not even know why.
