
Have you ever booked showings for your listings and then had a Realtor call to tell you that her customers were running late or that they pulled up and just did not want to see the home? I sometimes have this happen and am always so glad that the Realtor took the time to call me and give me an explanation. So many times when showing property, you run late, or early, or arrive at the home only to hear that they have now ruled it out. I always give the listing agent a heads up but many agents do not do this. It always is difficult when a Seller gets their home ready and hopes set high that this showing will be "the one", and a no show is very upsetting. However, if you know ahead of time or if you at least get the feedback during the day, you can soften the blow to the Sellers and at least be in the loop and have something to tell them!
Sellers are never happy with this news, but I find that they at least are glad to know something. Too many times we get the phone call that they have arrived back home and do not know if anyone has been there or not. If we have not heard from the agents we do not know if the property has been shown yet, sometimes hours later. Here are a few reminders of a few important things to remember when showing property.
1. show up on time and if running early or late, phone the listing agent.
2. knock before using the lock box just in case someone over slept or didn't get the message that you were showing the house.
3. leave a business card.
4. turn off all lights in the house so that they can conserve energy. If it is a night showing, leave a porch light on if occupied.
5. check all doors to make sure that they are locked and that the home is secured.
6. give feedback as quickly as possible to the listing agent. this is always appreciated by the agent and the sellers!
These are all small things but so very important. If you are a courteous agent you remember to do all of these things and listing agents will always be happy to work with you. Getting phone calls from sellers that are angry because the showing agent left their home unsecured, or didn't shut the lights, or came to show 3 hours later during their dinner are hard to deal with and we do the best we can, but doing the right thing can make sure that that kind of phone call never has to come!
