The August 2011 Market Report for Plain Township Ohio.

There were 66 active listings for August 2011, in Plain Township, Ohio 44706. 

137 houses sold in the past 90 days at an approximate rate of 46 houses per month. It will take 1.58 months to sell the  current inventory of houses at the same rate.  What does this mean for sellers?  They have a 63% chance of selling in the next 30 days.

The average list price was $119,182, The average sold price was $117,747.  The list to sale ratio was 96.80% and the average days on market were 71 days.

The  absorption rate is the number of "months of housing supply" and how long it will take in months for all the current homes listed for sale to be sold.

Market Absosrption Analysis

1-4 months of inventory is a sellers market.  There is less inventory and more buyers.

5-6 months of inventory is a stable market. 

7 + is a buyers market.   There is more inventory than buyers.

Foreclosures, shortsales and renting your home because it has not sold, are the new normal.  Pricing your home correctly is more important than ever.

Such a low inventory! And that means a sellers' market. Sellers are well advised that if they're thinking of selling, that they should do so now where there is little competition among sellers. Serious buyers don't stop looking, regardless of the time of the year.
