Buyer To Agent: Thanks but No Thanks, I Already Bought

Buyers are all over the map these days, even as the market has been beaten down, it seems to have made the buyers cover all basis, and in some cases, start out in one direction only to do a complete 180 in the other, including many different Realtors...

It amazes me how many prospective buyers sift through the Internet, speak to Realtors, then through neighborhoods, call off the for sale signs, open houses, speaking with several Realtors to help them, setting them up on a home finder campaign. Where do they go? What really bothers us most, is this lack of loyalty that we receive from this group of individuals.

I have even worked with some that end up saying they would not buy a pool home, even after sending them some they told me not to include pool homes in the search, only to find out that they visited an open house to find an agent that ended up selling them....yep, that's right, a pool home.

As my Real Estate career unfolds, I am finding to Really appreciate the ones who start and finish with me, the ones who appreciate an Agents Role throughout the entire process. Some folks still can't grasp the concept of having an agent represent them as a buyer, for whatever reason they think it's just better to go it alone, almost like roulette, find the house and where it lands, that's the one! Some lookers just end up where they end up for whatever reason.

I noticed some going right to the builder to build a new home without their agent, of course if you aren't there to register them, you don't get credit. I would ASK-Why would you NOT want YOUR OWN EXCLUSIVE AGENT working FOR YOU? The builders representative works FOR THE BUILDER!

Some buyers are told to believe, if you don't bring an agent to the new home builder, you will get a better deal, well that is false, on the contrary, I say, as an expert in the area, an agent would/should know more about the market of new an existing homes than the builder and should be able to negotiate on a buyers behalf. The builder knows this and realizes that the agent could bring the buyer anywhere, so a builder would not want that to happen and would do everything within their means to work a great deal!

To Sum it all up:

A qualified Buyers Agent can be the most valuable asset to a home purchase.

Talk to a few agents, find out which agent is right for you, test their knowledge of the area. A Buyers agent should have many questions for you as well. Finding out what Plan A and Plan B is ahead of time can really make the difference. If we can't find you an existing home, a new home might be a possibility.

Most importantly, once you find the right agent, you will find the right house and a smooth transaction knowing your agent has your back from start to finish will save you time and money!

Good blog Steve!  Working mostly in Sun City Shadow Hills where the builder is still here building homes we deal witht the buyers going directly to the builder thinking that same thing...they also think they will be paying more if they have representation...not true...it can be frustrating.
