The “Heights” portion of the “University Heights” name gives a clue to part of the appeal of this neighborhood. It has extraordinary views of Pikes Peak, Pulpit Rock, the Front Range and the city lights at night.

It also is a very strategic location. Within a six mile radius, lies downtown to the south, and the Air Force Academy to the north.


Also within that 6 mile radius of University Heights are all four of Colorado Springs major hospitals. Memorial downtown and Penrose St. Francis on the north end of downtown have been serving the city for years.


The “new” St. Francis hospital and medical center and the “new” Memorial hospital north campus are both just off Powers Blvd. in the northeast part of the city.

University Heights is bordered by the Pulpit Rock / Austin Bluffs Open Space.
Although these homes are east of I-25, residents may still see a variety of wildlife including deer, foxes, rabbits, squirrels and other animals.


It is not feasible or practical to pursue the reduction or relocation of wildlife.
Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.

Because of the wide range of size, lot size and features, it can be misleading to depend on sales statistics for value comparisons. The El Paso County Assessor market values, as determined by sales and tax protests, may give a better scale.

  • The lowest Assessor market value is $300,000+.
  • The highest Assessor market value is $1,500,000+.
  • The average Assessor market value is in the low 700’s.
  • The median Assessor market value is in the high 600’s.

We have a University Heights area here but the homes are nothing like those in your University Heights. Ours are mostly older 800-sf homes and apartment buildings. I think I like yours better! lol
