Fun stuff in Southern Ocean:

 

The 23rd annual Chowderfest weekend will be held on Sat and Sun, Oct 1st and 2nd. This family fun festival features live music, activities and unlimited Chowder tasting with the opportunity for each ticket holder to vote for their favorite red and white chowder. Tom’s Tidbits:

 

Here are some quick, fun facts about our area: New Jersey has the most stringent testing along our coastline for water quality control than any other seaboard state in the entire country.

 

The Edwin B. Forsythe National Wildlife Refuge, spanning NJ from Bay Head to Atlantic City, is the largest shoreline nature preserve on the East Coast. It covers 47,000 acres, and 80% of it is salt marsh, which rivals only tropical rainforests as one of the most biologically productive habitats on earth.

 

The first saltwater taffy in the world was produced at the Jersey shore in the 1870s.

 

Smart Home SELLER/Buyer tip:

 

Last week we talked about the FHA 203K Streamlined mortgage. That’s a mortgage which allows for up to an additional $35,000.00 for renovations and repairs. The Streamlined 203K loan allows for simple repairs that can be easily estimated and completed. Many are considered light cosmetic repairs, but some will require hiring a licensed contractor if it falls out of the borrower's area of expertise. Here is an approved list of repairs / improvements from HUD: • Roofs, gutters and downspouts • HVAC systems (heating, venting and air conditioning) • Plumbing and electrical • Minor kitchen and bath remodels • Flooring: carpet, tile, wood, etc. • Interior and exterior painting • New windows and doors • Weather stripping & insulation • Improvements for persons with disabilities • Energy efficient improvements • Stabilizing or removing lead-based paint • Decks, patios, porches • Basement completion and waterproofing • Septic or well systems • Purchase of new kitchen appliances or washer / dryer
