Colorado Springs, Pulpit Rock, Austin Bluffs, Garden Ranch, Springs Canyon Town Homes
Springs Canyon Town Homes are set at the entrance of University Park, a highly regarded neighborhood.
This is a very strategic location. Within a six mile radius, lies downtown to the south, and the Air Force Academy to the north.
Also within that 6 mile radius are all four of Colorado Springs major hospitals.
Memorial downtown and Penrose St. Francis on the north end of downtown have been serving the city for years.
The “new” St. Francis hospital and medical center and the “new” Memorial hospital north campus are both just off Powers Blvd. in the northeast part of the city.
Springs Canyon Town Homes are just minutes from the University of Colorado at Colorado Springs (UCCS) as well as the Colorado Springs Country Club.
All District 11 schools are nearby as well as Pikes Peak Christian School (PPCS), one of the largest private schools in Colorado Springs.
Springs Canyon Town Homes have two great recreation options within walking or biking distance.
Garden Ranch Park offers softball, soccer, basketball, sand volleyball and a children’s play area.

The Springs Canyon Town Homes are bordered by the Pulpit Rock / Austin Bluffs Open Space.
Although these homes are east of I-25, residents may still see a variety of wildlife including deer, foxes, rabbits, squirrels and other animals.
It is not feasible or practical to pursue the reduction or relocation of wildlife.
Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.
Wildlife are normally wary of people and pose a minimal threat if you abide by the recommendations of wildlife officials. Never feed wildlife or approach them.

Construction on the Springs Canyon Town Homes complex was started in 2006.
There are a few units still under construction.
The standard floor plan has 4 bedrooms, 3 bathrooms, and a 2 car garage.
Total square footage is approximately 2,660.
Because this is a very new community there have been few re-sales to date.
Depending on upgrades and condition, units might be expected to sell from the high 200’s to mid 300’s.
In a community this small, about 40 units when they are all complete, there aren’t always units listed publically for sale. You should be aware that often there are homes in this community or other communities that aren’t publicly listed for sale but may be available.
