Great info.  I often see high water temperatures also. I also have been in a home that had very hot water and almost scalded myself.

Good thinking Mason!  You are right to be concerned.  Despite being used to taking heat (regarding Nutsy and all), Grandpa taught you well.

But 33.3F isn't very hot...

I also find high water temperature at the fixtures quite often. If the water heater is gas, like you say, I simply explain how to operate the thermostat to the client.

That tester doesn't look too alarming. It would be if it was degrees in Centigrade/Celcius but in Fahrenheit 33.3 is cold water, not much warmer than ice.

Your point is correct though, but even cold water can be a shock if it is not what you were expecting.

Just had a walk thru with a new buyer. The guy told us that the new tank less hot water heater would allow for adjustments up to 120 degrees, you could still set it higher, but it required getting inside the unit - presumably they want to discourage higher settings.
