We see all kinds of houses every day but being a residential "sales" team as opposed to a leasing agency we rarely get to compare what someone would get for $1,500 or even really how much home it would buy.

So I decided to do a search as if I was buyer/renter looking around for places with my $1,500 to see what the deals were.

To start off, there are over 1160 Lawrenceville Homes For Sale that could be purchased with a $1,500 a month budget.  So to whittle that down I removed homes in the Berkmar High School (one of the worst in the county), I searched for 5+ bedrooms, 3+ bathrooms and ONLY homes with FULL Basements. This got me to 78 Lawrenceville Homes For Sale. I had to go to 2000 as the oldest home I would look at as well.  This still gave me over 30 choices, so I settled on this 7 bedroom monster of a home!

 

Lawrenceville Home

This home is in the prestigious Knollwood Lakes community and is only going to actually cost a buyer $200K making your monthly payment closer to $1,100 a month.  It's in the Grayson High School district another top school in the area.  It's biking distance to a nice park and is in a swim/tennis community.  There's 7 bedrooms and 4 baths with a completely finished bathroom. 

The home itself isn't what this post is about because there are at least 10 other homes of this quality at this price range!!!

 

 

Now for the Rental Test

My search began on the MLS but did not end there.  I was surprised that there were so many options.  However, 66 homes for rent under $1,500 in Lawrenceville hardly compares to the 1160 homes for sale.  After removing Berkmar and asking for 5 bedrooms, I was able to reduce it to 8 homes.  While none of them were as large as the one to buy, there was one that was just as nice without a basement, so it's worth mentioning.

Bottomline You'll get more home for that $1,500 but possibly just as important you'll have a lot more choices. That's completely opposite of what most people think.  Oh and for the record, none of the $1,500 a month apartments or townhomes were worth posting.

Wow the market has really changed in GA!  I almost bought in this area before settling off of Old Peachtree and North Brown in Lawrenceville.  That is an excellent home for the money!
