El Dorado Hills Market Share by Listing Type - August 2011

El Dorado Hills market share by listing type for August 2011 looks very similar in regards to the active listings in comparison to the statistics for July 2011 with a slight increase in the number of REO - Bank Owned properties and Regular Sales and a slight decrease in Short Sales for sale.  I like being able to show you these charts as it is often the perception that everything is either bank owned or short sale in today's real estate market.  As you can see by the following charts that is not the case for the real estate market in El Dorado Hills CA.  The lower inventory of bank owned properties will help to keep our overall local market prices higher as they will not be dragging our prices down. We are seeing multiple offers on regular sales that are priced and showing well.

The total number of active listings in El Dorado Hills in August was 215- 153 Regular Sales, 43 Short Sales, 19 Reo - Bank Owned.

The sold listings again look similar to the July 2011 statistics with the % of Regular sales and Reo - Bank Owned being slightly higher and the Short Sales being slightly lower.  There were 58 total sales in El Dorado Hills with 33 being Regular sales, 13 being REO, and 12 being Short Sales.

If the national doom-and-gloom media really wanted to help, instead of 10% unemployment, they could report 90% employment. Instead of 30% short sales and REOs, they could report 70% traditional sales. Both positivity and negativity feed upon themselves.

I'm not sure if the decrease in short sales is because people are getting back to work or more people in the household are chipping in.  We don't see as many here of late, REO's that is.  I hope that doesn't mean the bank is holding off.
