A Sunset Beach Home has been on the market for quite a while. We watched as it went into short sale status. No offers. We watched as it went into foreclosure status.
What really gets my goat, this really irks me, sorry, is waiting to see who will get the listing....you see the listing is sent to the world of "we never know who will get the listing"
We watch and wait....to see who will list the home in Sunset Beach
The real estate company who obtains the listing is based in the South Carolina Multiple Listing Service but the home is in North Carolina?? The listing is never going to show up in the North Carolina Multiple Listing Service.....
If you can't quite figure this out, let me explain. First of all, what is the advantage of listing a home in the South Carolina Multiple Listing Service, if the home is in North Carolina?? Ummmm.... no one looking in the South Carolina Multiple Listing Service for a North Carolina Sunset Beach Home?? Do you see what we mean?? Argh!!!
Well it just so happens someone was watching this Sunset Beach house. This person noticed the Sunset Beach listing dropped it's price $20,000. This person decides to call an agent who works in Sunset Beach where the house is located. Guess who they found on the internet....and called???
He called the Sunset Beach Team on Wednesday from Fayetteville, North Carolina, we made arrangements to view the home on Thursday morning, put the offer in by the deadline of 12:00pm stipulated by the bank and waited... Surprisingly the bank responded within 24 hours....the counteroffer was a change in the closing date....the offer was accepted on the Sunset Beach house!! Why, you may ask, was our offer accepted in a multiple offer situation??
We did our homework, we knew what sold in the area, and made an offer just a little above the listed price....ACCEPTED!!
