Ha Ha our Offer Beat Your Offer!!

A Sunset Beach Home has been on the market for quite a while. We watched as it went into short sale status. No offers. We watched as it went into foreclosure status.

What really gets my goat, this really irks me, sorry,  is waiting to see who will get the listing....you see the listing is sent to the world of "we never know who will get the listing"

We watch and wait....to see who will list the home in Sunset Beach

The real estate company who obtains the listing is based in the South Carolina Multiple Listing Service but the home is in North Carolina?? The listing is never going to show up in the North Carolina Multiple Listing Service.....

If you can't quite figure this out, let me explain. First of all, what is the  advantage of listing a home in the
South Carolina Multiple Listing Service, if the home is in North Carolina?? Ummmm.... no one looking in the South Carolina Multiple Listing Service for a North Carolina Sunset Beach Home?? Do you see what we mean?? Argh!!!

Well it just so happens someone was watching this Sunset Beach house. This person noticed the Sunset Beach listing dropped it's price $20,000. This person decides to call an agent who works in Sunset Beach where the house is located. Guess who they found on the internet....and called???

He called the Sunset Beach Team on Wednesday from Fayetteville, North Carolina, we made arrangements to view the home on Thursday morning, put the offer in by the deadline of 12:00pm stipulated by the bank and waited... Surprisingly the bank responded within 24 hours....the counteroffer was a change in the closing date....the offer was accepted on the Sunset Beach house!!  Why, you may ask, was our offer accepted in a multiple offer situation??

We did our homework, we knew what sold in the area, and made an offer just a little above the listed price....ACCEPTED!!

Our new client was thrilled beyond his wildest dreams knowing he would soon be owning a home on Sunset Beach, just a short walk to the beach, where he will be able to watch his two daughters learn to surf and ride the waves...PRICELESS

HA HA OUR OFFER BEAT YOUR OFFER AND IT IS PRICELESS!!

I think listing them out of the MLS area is a strategy to use these homes as Loss Leaders to get calls.  I see it a lot.

It was listed by an MLS a state away? Crazy! But it did work to your advantage and further proof that ALL real estate is local! Well done Frank & Karen!

Congratulations Frank and Karen.  It defies logic that the home would be listed on MLS in another state.  Good thing you know your properties!

Congrats on landing this one for your buyers!  But the bank certainly has issues with who they're hiring if they put it in the wrong MLS.

Hi Karen and Frank, What are banks thinking these days?? That one just doesn't make common sense! Now...thank God your BUYER had common sense to get the best agents in Sunset Beach to represent them.

Congratulations Karen and Frank for putting another home under contract here in the Brunswick Islands.

My first thought after reading your blog is the agent/office does not have a current license to sell real estate here in NC.

The bank may not have caught up to them yet; as you usually fill out the forms once with a bank and there is very little over sight after that.

Jayne, The office may not have a license to sell real estate in North Carolina or may not be part of the Brunswick County MLS.

Yeah Frank and Karen for you and your buyer!  Good thing that you know the inventory as it was listed with an out of area brokerage.  How weird is that?  Congrats!
