~ Buyers Grabbing Sonoma Country Property ~
It's tough to know exactly why but Sonoma country properties are moving more quickly than they have in years. Just days ago this gorgeous country get-away between Sonoma and Glen Ellen came on the market for $1,295,000.
It's a 2100+/-square foot 3 bedroom, 2 bath home built in 1978 on 2.83+/-acres. There'a small vineyard, a pool and fabulous views of Sonoma Mountain and surrounding larger parcels. I hear the buyers offered cash which is fairly common in our Sonoma Wine Country market.
Could it be that folks are so fed up with the roller coaster called The Stock Market that they are now cashing-out and turning to the tried-and-true, long-term investment in real estate? Is it that more people now recognize we've likely hit bottom on properties in certain markets (like Sonoma) where distressed properties are relatively rare?
Other lovely Sonoma homes with land have gone into purchase contract so rapidly that local country property experts are scratching their heads. Sonoma agents are happy to see the uptick but frustrated that not all buyers are as motivated some. Case in point: I got a call from a buyer I've been working with for 18 months who said she was interested in a new listing that hit the market about a week ago. She'd announced months ago that she and her husband were taking a break over the summer and would be contacting me when they were ready to start looking again.
She called me about this listing --- the one that's just been grabbed by another buyer. The moral of my story? Sonoma country property buyers need to know we are seeing a lot of action on homes with land now and the well- priced listings are getting snapped up.
