Top 10 Costly Mistakes Sellers Make and How to Avoid Them

In hard enough to succeed in today's housing market - there's no need to make it any more difficult.   Sometimes sellers can get in the way of their own home sale success.  Why not learn from the mistakes of others and avoid these common traps…

MISTAKE #10:  Waiting until after you’ve tried - and failed - to sell your house 
before preparing it for market
 

MISTAKE #9:  Selling “AS IS”

MISTAKE #8:  Over-Improving

MISTAKE #7:  Covering up Known Defects

MISTAKE #6:  Not Containing or Relocating Pets

This is a very touchy subject with sellers, so PLEASE don't shoot the messenger......  

I'm sure your pet is wonderful BUT there's a very good chance your pet might scare away your perfect buyer.  It's possible that your prospects are allergic to, frightened of, or just won't like your pet.  Why take any chances?

Please consider sending your petcat someplace else to live while your house is on the market.  At the very least, take it with you during all showings and open houses.  And be sure to remove all evidence [food bowls, litter boxes, toys, etc.] that an animal lives in your home. 

Think about how your pet might react to strangers entering your house.  This could be very frightening and may cause your pet to behave in unexpected ways.  

If you must leave your pet at home while it is being shown, make every effort to contain it.  The real estate agents that are showing your home can’t possibly be expected to spend time trying to find your pet should it manage to escape.

Great point Debbie -  and just for the record .... I am an animal lover too!  Just because you and I find your pet perfectly charming doesn't mean your potential buyers will!

Karen - I had to laugh at this one.  I have a listing with three cats that try to escape at every showing.  I have to tell the buyer agents to stomp their feet, jingle their keys, and shout as they enter the home.   I'm just dreading the day that an agent does this wrong and I have to scout the city searching for the runaway cat!

Karen- what a great series.  And I so agree with you about the pets.  Most of us love them but not when you're showing your house. And, it's not fair to your pets who might even be frightened by strangers in the house.  Years ago when our house was on the market, I'd lift my 45 pound blind dog into our Expedition and drive around until the showing was over.  Broke my back but a lot better than have both her and the buyers frightened.

I always have lot of concerns about pets - and I do understand that at times sellers may not be able to move them out. I am afraid of the instructions like 'don't let the cat out!' - and it happened once where I had to call a listing agent to stop by and catch the feline.

Karen, not everybody appreciates pets and the worst are the sellers that believe that their dogs would never hurt anyone, but they get very protective when strangers enter the house and the sellers are visible

Great advice, I have a cat and I know that some buyers will not even walk in to the house with the cat because of allergies. If I will ever be selling my cant will not like my decision, because he hates pet care places.

Karen, dogs are a big concern because they can get violent.  But an equal concern is cats, especially if they manage to get out of the house.  Now you are stuck trying to find them and getting them back in, that is a big pain in the donkey.

All great reminders for sellers.... esp. the pets. I still do massage therapy, here at my home. I have 2 older dogs, but one of them still likes to bark when the door bell rings. I always have my dogs  "contained" in a back bedroom so my clients don't have to encounter them. And, I always ask if they are allergic before booking an appointment.  Not everyone is an "animal lover", and you have to respect that too!

Gail & Praful - Personally I think it's crazy for sellers to think that agents will search for the pet that's escaped!  

Kathy - It's not easy but well worth the effort

Robert - I often get accused of not loving animals when giving advice on this topic - which is certainly not the case for me

Ed - not a good situation - and a potential lawsuit for the sellers if the dog hurts someone

Teri - abosolutely true.  Most people ARE animal lovers when it comes to their own animals - they don't always feel the same about other people's
