As we march towards the end of the month it's high time I catch up with my market reports for August. Home sales were up in Iowa City and Coralville in August 2011 compared to 2010. Now it's time to look at North Liberty. The good news is that North Liberty also had a good month in August with home sales up by 26% compared to last year. 34 homes sold in North Liberty in August 2011 compared to 27 in 2010. The third quarter is definitely shaping up nicely for the Iowa City area. Home sales are up, although of course we still have a lot of inventory to get through. Buyers are still in the driver's seat and are putting pressure on home prices. It's going to be interesting to see what happens during the winter months and if we can continue our progress towards a more balanced market.
The average price for a single family home in North Liberty in August 2011 was down compared to last year. $211,064 compared to $290,388 in August 2010. The average price for condos in North Liberty was was down a bit too at $123,683 in August 2011 compared to $125,591 in August 2010. Oddly enough, while the number of zero lots sold is down, the average price is up compared to last year. $177,275 in August 2011, compared to $165,950 in August 2010
The median price for a single family home in North Liberty in July 2011 was $216,200 in August 2011 compared to $229,900 July 2010. The median price for a condo in North Liberty was $126,950 in August 2011 compared to 131,900 in August 2010. The median price for a zero lot was $161,500 in August 2011 compared to $154,950 in August 2010.
