Do you have the gift of staging?  My question is not whether you are a certified stager but whether you have an innate gift for design. 

Recently, I watched an episode of HGTV’s Design Star.  Vern Yip (a judge), said of Meg Caswell (ultimately this year’s winner) something to the affect that you could give her a pile of junk and she would innately know which pieces were the good ones.     

I connected and recognized her gift is one of my talents too.  I utilize it in home staging.  In August, we listed a townhome previously listed twice with different agents.  Yes, the price was too high on listing #1 and at the beginning of the recently expired listing #2.  But, though the expired price was in line with market values, other properties went under contract but not this home. 

The Homeowner was frustrated!  Although priced correctly, her home, in good condition and so clean, remained unsold.   Her walls, carpet, tile floors, cabinets, knobs and 13 year old appliances were white.  The only color came from bath wallpaper (ugh!) and a floral sofa.  Her decorating elements were dated and a mix of styles. 

I recommended she remove the master bath wallpaper and chose a neutral paint.  I asked she replace the dining area light with a more current fixture and replaced her white kitchen cabinet knobs with bronze knobs I found at Lowes for $1 each.  We walked her home and I indicated which furniture and accessories to remove and which to leave for staging.  I brought in additional linens, lamps, pictures and accessories, a smaller table and chairs, a desk for an office area and rearranged a few pieces.  Her floral sofa proved more challenging than I imagined but, utilizing her items and mine, it all came together.    

We listed at the same price as her recently expired listing and her home went under contract 11 days later.  After a year and a half of trying to sell in a falling market, she was ecstatic!

Reflecting on this years closed transactions, I realize how often my innate staging gifts led to a successful conclusion.  I lament it took years to understand it’s easier to build a business using gifts one actually possesses rather than struggling to acquire gifts one wishes one had.

Congratulations on your successful stagings!  

I hope this helps people see that staging should be the norm at the beginning of the selling process, not something to be done after they get desperate!!

Richard, thank you for taking the time to add so much to the conversation.  Mr "fancy-dancy" left the same comment on all the featured blogs yesterday related to staging.  I hope he feels better! 

Yes, to screaming at the TV but, fortunately, my pragmatic nature takes me immediately past that to how do we win and we win by staging.  I'm extremely realistic about staging.  I cannot correct every flaw in the home but I can remove as many objections as possible.  

You are right about merchandising and that too is part of my background.

This is why I no longer offer accessories as part of my list of services. Realtors (the original stagers) are doing so much of it themselves, and why not? Saves money and if you're talented at it, all the better. I wish I could say that I had that gift. I know the glaringly obvious issues like popcorn ceiling and worn carpet over hardwood floors. Past that, I bring in a stager to work with the clients' own things or bring in pieces if necessary.

Great article and very current for today's tough real estate market! It's hard to get clients to see their home through an outsider's eyes but it is definitely worth the trouble to make a property look updated, fresh and ready to move into (removing personal items like family snaps). Keep up the good work!

Excellent post Beverly and I'm so glad it got featured! I too believe staging and design is an innate talent that can't be taught - you either have it or you don't. I got certified by HSR to learn the business side of setting up my own company and how to market myself, however, even they say you have to have the talent and don't spend 2 months trying to teach you how to stage. We also  have to be good at communication why we are making the changes and how it's not personal - something I know you do well! Have a happy Halloween!

Nicely done Beverly.  Once upon a time I wanted to be an interior designer, but real estate sales ultimately was my destined path. I do have a better-than-average eye for staging, and did get my ASP to help me sell the idea to clients. For those clients who have nice things, but too many of them, I'm comfortable guiding them about what should stay and what should go, or where to relocate pieces. Occasionally, I'll bring in some accent pieces of my own. But for those bigger projects?  I call in pros like you.

I have a good eye for staging.  Early in my career I had a listing that had over 100 showings (back in 2004) and did not receive an offer.

I know that the easy thing to have said was it was over priced however this is one where I had a gut feeling that it wasn't.  Something was off with how the property flowed / showed but it was subtle.

 

After sitting in the living room for about an half hour trying to figure out what it was, it suddenly hit me....

 

I re-arranged the sectional seating, moved the fish tank and added another chair and table to a corner of the living room.  Next week I was in contract close to full asking price.

 

That day I learned the power of how a properly staged home can create the positive emotional impact needed for getting a home sold fast and for market value.

 

Lots of emphasis should be put on this!

Next Halloween we should do a scary "unstaged" properties.  I also have the gift for staging as well as a staging certification.  Staging a home is my favorite part of the sales process.  Staging goes way past cleaning and removing clutter; most agents can do that.  It's about creating a comfortable feeling for prospective buyers.  It is a true talent!  Your clients are fortunate!

You are fortuate to have that gift.  I have a great sense of what looks good and what doesn't but I don't always have the sense of how to fix it without spending a lot of time on it.  Sounds like you did a great job for your client!

Beverly, the staging is a must have and is also no brainer to sell properties. The challenge we have in S. Florida, under say the 500k price point is a tremendous amount of inventory of REO's and short sales. Staging just never really comes into play, in the normal sense unless you replace the cabinets, counter tops, base trim, crown moldings, A/C units, appliances, carpet etc. It is a shame what people get away with, its almost criminal.

As a home stager who has had her staged homes sell the first day to the first buyer, in 4 days, 5 days, 7 days..well, you get the picture, I know staging works. And I do have the gift. That's why I love my job; I get to use my creative talents. And Dave, I too, do what it takes to get the house looking good, from scraping up gunk off the kitchen floor to pulling weeds in the yard. I always "work up a sweat," but it is a good sweat, as I've got a beautiful home prepared to be sold at the end of the day.
