What does it take to be a Buyer's Agent

I was just thinking about my friend Joan, who passed away about 4 years ago. She was one heck of a Buyers agent. When someone called her to help purchase a home, she would spend 3 or 4 hours with them at the office asking questions, finding out what they wanted, what they liked, where they wanted to live, what was their life style.

During that conversation, she would let them know why they should hire her as their Buyers Agent. At the end of the interview, she always asked for a retainer $1,000 please, to be applied towards your final commission, when you purchase. If you don't purchase a home through me, I will use the money to offset the expenses incurred.

When she got the check, she would then research the homes they might like, she would preview the properties and select no more than 10 for them to view. 90% of the time the purchaser would choose one of those properties.

I sure miss Joan, and I wonder how she would do in today's market. My bet is Wonderful.

Sounds like a solid agent and someone who meant a lot to you. Sorry for your loss and hope she is in a better place

Ted I suppose we all have a Joan, mine was Maggie The only person I knew that could get someone to come to the office and list, she had influzema and could get out so she figured how to make a living her way.

Joan sounds like a buyers agent after ones own heart I have done the retainer thing since 2000 after a seminar I went to If they won't pay you up front then they will not be loyal IMHO
