This is the popular moral of the fairy tale The Frog Prince by the Brothers Grimm. The princess is encouraged to seek out true love, but in the process may have to endure some ugliness along the way. I have found that there is a moral here for home buyers and sellers as well.
From the buyers perspective it may take viewing quite a few homes before “true love” is discovered. I think back to the purchase of our town house in McLean about 2 years ago. The process started way before the day we actually made the offer. As a Realtor ® of course I see thousands of homes. Each time I would view a home, I would put it through the “kiss test”. Could I fall in love with this house, i.e. would it meet the needs of our family in terms of price, location, floor plan, condition, etc. Could it become a home for us? Just as the princess evaluates consciously or unconsciously the attributes of a potential prince, the buyer evaluates the benefits and drawbacks of a potential home.
From the sellers perspective it is like being the gentlemen in waiting. Numerous buyers view the home and conduct their own personal “kiss test”. The gentlemen feels rejected if the princess kisses him and then moves on to the next one. Unfortunately the home buyer may be viewing the seller’s home like a frog and for whatever personal reasons has decided that that home isn’t the one for them. Just as in love, rejection hurts in the home selling process.
