Always Get a Home Inspection, No Exceptions

Look under the hood. One of the somewhat unique things about Westchester County, especially south Westchester, is that it was almost completely developed after the 2nd World War. What this means is that there are very few newer homes, and the inventory that we have is older, often much older, than a typical home in other communities around the USA. The home I am living in now was built in 1962. A home I spent a chunk of my childhood in was built in 1890. We have terms here like "pre war" and "turn of the (20th) century" that describe some neighborhoods. 

This means that things wear out. Roofs need to be replaced, Plumbing needs to be upgraded, Electricity needs to be modernized, windows have to be replaced, and on it goes. Older homes, like older bodies, require more maintenance. 

The other side of matters is that Westchester is one of the highest cost places to live you can find. My own property taxes are over $16,000. The median price of a home is $635,000. 

When you mix "old" and "expensive" and a you aren't talking about wine, then the purchase of the real estate requires due diligence. You have to do your homework, and you have to get a home inspection. A decent home inspection can be done for as little as $400. But the value of the $400 investment is priceless. It is more than a means of discovering possible defects and problems, it gives the purchaser peace of mind and serves as an instruction manual for home ownership. 

You just do it. To skip an inspection, or to rely on your friend the contractor to walk through and size it up is the ultimate in being penny wise and pound foolish. It can help you avoid a far more expensive mistake, and has almost always saved money for the buyer in my experience. Unless you know going in it is a gut renovation and nothing will be left after the work, you get the home inspected. It is the largest purchase of your life. Have a professional check it out before you go forward.

I have never had a client who has waived an inspection.  However, some builders will not allow an inspection on new construction.  Even it a home is newer, it can have issues.. e.g., most recently settlement of a 4 season room in a 2 year old home.  Fortunately, it didn't impact the main house.

Home buyers skip home inspections at their own peril. If you can't afford a home inspection, maybe you shouldn't be buying the house.

I just purchased a NEW CONSTRUCTION and had it inspected.  My inspector found they forgot to insulate.  ALWAYS ALWAYS get home inspection.

Sometimes old can still be fine. Years ago an appraiser called for an electrical inspection on one of the first homes built in our town - back around 1890. Although it was knob and tube wiring, the inspector said it was in fine shape and safe.

Absolutely, a home inspection is a requirement!  And I agree with some of the commenters above - this is true of new homes also; you never know what might be missing/incorrect.

Yes, we certainly do have a lot of older homes here.  the cost of the home inspection is minor compared to the issues they might find. they can either point out things to be solved (and potentiallly save you money) or warn you that a home may need more work than it's worth.

Prewar construction is sometimes more solid than now the new construction in some buildings. Here on this Manhattan New York island, the inspection is almost never done when it comes to condo and coops, but many townhouse buyers do have inspections done.

On the reare occasion where my buyer wanted to "save" money by skimping on the inspection, I made sure to triple up on e-mails to him suggesting that he get the home inspected.  Each e-mail I sent included stronger language, but to no avail, but at least I covered myself for any potential future issues.

I absolutely agree.  For such a large purchase, you want to make sure what you're getting is in good shape.

I love it when I have clients relocate from New York, New Jersey, etc.  Our prices may be comparable but our taxes are very low and are oldest homes were built in the 80's....1980's that is
