Why Show Rental Property? Here's Why.....

I know many Realtors who focus on either the buyer or listing side of the business, and they seem surprised when I say I still sometimes show rentals.

I only show rentals when I have time, the prospect has a clear vision/idea/timeline of what they are looking for, and they have a timeframe (not much different than when I show properties for sale).

I recently showed two prospects rental properties, so this is a Tale Of Two Rentals.

  • Rental 1: she had relocated, he was heading this way as soon as the house out of state sold.  We looked at a handful, they knew what they wanted.  We had found what they wanted, and they were just about to get into a lease, when a home came up in the community they were about to lease in. I showed it to them Friday night, and yesterday afternoon, we wrote an offer.
  • Rental 2: they were unfamiliar with the area, and I showed them a few weeks ago; they liked the second house they saw, but I wanted them to see two more just to make sure they would be happy with the house they chose.  We could not get into lease, as their demands were too much for the owner to accommodate (I blogged about this; the tenants wanted new appliances).  I thought we were going back out again, they emailed me they had found a house that would work for the time being, but asked me to keep  in touch with them as they will be buyers in 9-10 months.

So, why do I show rentals selectively?  Because it helps me build relationships with buyer prospects and future buyer prospects!

In some markets you can make quite a bit in rentals.  I have a few listings know in the $8-$10k per month range and we charge the tenant a fee equal to 15% of the annual rent.  I realize that you can't do that everywhere, but in Manhattan it can be quite lucrative.  

Also, if you're in the new development business you know that lots of new condo buildings are going to Plan B (i.e. rentals).  Our team is about to bring a 31 unit rental building to market in Brooklyn and the developer pays a commission equal to one month's rent for each apartment with the average rent being over $2,500.  It's not condos, but it's good money nonetheless.

I would definitely agree that rentals do help build future contacts and are likely to lead to future buyers.  In fact I made a similar blog just a few days ago.

Showing rentals is a good idea if you have the time, and it falls into your lap. It is time consuming, but does lead often to a Buyer down the road.

Unless you have a rental listing it's hard to make any money off rentals without tons of work. I have already had my last six renters find a apartments by owner after many showings with me. None of which are looking to buy a house within the next two years. No luck with rentals in the last year.

Hi Carol!

I live and work on the beach in a resort area so it is hard not to do at least some seasonal rentals. The rental market has  advantages and disadvantages but, as some have already said, it can be a good source of future business as renters often become buyers. I never intended to do rentals at all but find that (most of the time) I enjoy doing them.

Rentals can become another stream of income in between sales.  However, I would rather be on the listing end of the rentals.  Its much more controlled as renters can be flighty and indecisive.  I would also be remiss if I did not mention that many of the co-ops on rentals in the Atlanta metro are pretty low and barely cover the expense of taking folks out.  I hope that somebody will eventually address this issue in a upcoming post.

A lot of the time when people are relocating here to Louisville they would like to rent before they buy so they can get a better feel for the area. While showing rentals isnt going to get you paid right away, it gives you the opportunity to showcase to your knowledge and grow your name. Odds are they will come back to you when it is time to BUY!

Any activity that gets you in front of potential future clients or that can earn you a paycheck is an IPA ~ Income Producing Activity. You certainly never need to explain to anyone why you are doing an IPA. Tenants eventually buy, or they have friends and co-workers that buy, or sell. 90% of this business is networking and meeting people. You cant make money sitting on your butt watching soaps all day. Get out there and drum up some business.

Pack your days full of IPAs instead of wasting them, and the money will start streaming in.

I agree with showing rentals, first to provide services in real estate: more importantly for my business is to build the rank of prospective buyers in the future.

But don't do it if you can't perform the services!
