Doesn't Hurt To Ask! Or Does It?

Coming across this alot these days - people asking for everything they can think of - especially if they are buying or renting a home.  Why not?! Right?!  It doesn't hurt to ask is something I hear often.

 

Or does it?

 

Over the past six months, a tenant called asking for repairs of all sorts. Seems the thought process is - it's not my house so why should I do anything to improve it?  The owner is very kind and tried to address each issue best he could.  And then came a call a month ago.  The soap dispenser mounted to the kitchen sink broke - could you get someone over here to fix it?

 

The timing was perfect because the lease was up so instead, the owner provided the tenant with a 30 day notice.  What do we find out?  Tenant doesn't want to move - loves the home - rent is great, etc.  But too late - maybe he should have tightened that soap dispenser himself.

 

It's just fine to ask for things you want - especially for repairs if you are buying a home, or improvements, etc., when you are renting.  However, you have to be very careful to make sure you don't cross the line.

 

·        Ask for what you need

·        If you just want something to have it, be appropriately selfish but not greedy

·        Be prepared to give back in exchange

·        For renters - try to do a few things yourself: tighten a loose screw, if you break a light fixture - replace it with a nicer one, if the plumbing backs up, try plunging and a few things on your own before calling the landlord, etc., and save the major stuff for the owner!

I own rental houses myself and have been very successful with it.  This is a 2 way street though.  I keep up my end of the bargain and the tenant must keep up their end.  In one case the renters have recently asked for 5 more days to get the rent to me (after 2 previous months of bounced checks) and I have worked with them.  After all, I understand that times are tough - I'm a realtor!  Anyway, now they are saying that the electric bill is too high.  So I had the ac checked out for them.

Understand that I have always done everything they requested and the house is rented a little under what I could have gotten.  The reason for this is that I like to have long term renters. 

Turns out that they haven't been changing filters on the hvac system, even though I stressed the importance of this and personally showed them how to do it and gave them filters. This stresses the hvac system and shortens its life.

When I went over there the house was filthy and a inside cat was now part of the family.  I love animals, but no pet deposit was paid upfront and that was the agreement if one was to be there.  Looks like I may not be so interested in keeping them in the house much longer after what I found.  They would have been better off not calling me and asking for so many things.

Renting/Landlording or Buying/Selling in both cases it's a 2 way street.  We must be reasonable, but when one side feels taken advantage of it usually doesn't turn out pretty!

i rarely dont have buyers that dont ask for somehting....they want to have everything...from closing cost to nightstand, that matched bedding curtain in bed room to the grill........it can become ridiculous

Great post. I accept all this from a tenant when they move in but after they have been living there for a while, they are responsible for minor repairs. I make this a part of the lease agreement. It's best to take care of things up front.

I would agree that there are some things that the person can fix themselves rather than call for help.  Does this person call every time a light bulb needs to be changed as well?

Unfortunately, there are buyers who take "buyers market" too serious and turn it into "ridiculous".  You can ask for almost anything, but it pays to be reasonable.

Most renters do not have that type of mindset. They think they are renting in an apartment building and can call the "superintendent" anytime something goes wrong. This is why they rent.

I think asking for too much in a purchase transaction can kill a deal as well, right?  If someone asks for too much, it's a sign that they may be difficult to please and have unrealisitc expectations.

If a seller or buyer feels that is the case, they could turn and walk away.

Seems that buyers want everything fixed or credit for whatever is found on an inspection report whether it is a repair or an upgrade!  It's all part of the negotiation. The seller can respond however they'd like.  I've got two escrows right now that the buyers 'won' in multiple offers and both buyers are asking for the moon. I think we'll find a middle road and work it out.

There is definitely a balance. The trick is figuring out what to ask for while still keeping the other side feeling that you are giving some, too. This is a great illustration of that balance gone bad!
