Hmmm . .. How Functional Is VACANT?

Remember, you are selling a HOUSE, a property; space. Disassociate yourself.

Okay, but what if . . .

What if the house you are selling is vacant?  Well, it becomes easier to disassociate yourself!  YEA!  After all, your belongings have already been removed and that, of course, is what made it home.

Now the problem becomes that your disassociation ; well, uh, is the very disassociation your vacant house is displaying to all the potential buyers.   Uh-Oh!

Let's step back and think about this problem.  Hmmm . . .

OKAY . . . When you are shopping for that new wonderful wide screen TV or any television for that matter, have you ever noticed that the televisions are always displayed functioning? 

You see the whole picture; the entire screen; you can see the clarity, you can visualize the pleasure it will bring you.  And, there are many to chose from; offering different features, different sizes, different price points, different capabilities.  Each and every one of those television sets offer you the opportunity to accurately evaluate which one is the best purchase for you; which one will best suit your lifestyle, your family, and your needs.  

Home Staging is the art of displaying the home for sale as functioning.  Potential buyers can see the clarity, they can visualize the pleasure it will bring them.  And, there are many homes to choose from in today's market.  Having a vacant home staged allows buyers to accurately evaluate the home's fine qualities and how the home will suit their lifestyle, their family, and their needs.  

It's a good thing to disassociate yourself from the home when trying to sell; but don't ruin it for everyone.  Let your potential buyer's have the means to find their association.  Show them the demo . . . Have your vacant home staged by a professional home stager.

Good Question, Debra-- It depends, furnish or unfurnished, partial or full house?  I like to give a full blown "best of the best" scenario and then cut it down to next best, possible, and least desirable!  Also, you know, we are slow here in the south, so your area my be different regarding budgets   You have some excellent stagers here on AR in your area.  Send them an e-mail for info on budgets and guidance.  Let me know if you need help making contact.  I'm here . . .

Karen:  First let me say that you are a first class stager.  Second I could not agree more.  All my vacant houses take longer to sell.  I will most certainly use you TV example every time I have a vacant home to sell.

Less than 80% of the buyers can visualize the space empty - do you want to potentially loose 8 out of 10 buyers who walk thru the door?

This will give you an edge over the same vacant plan in the subdivision. Especially here in Las Vegas where there is a staggering number of vacant listings.

You know Karen, I don't think I've ever heard that stat before ( maybe I am confusing it with the 80% that look at homes on the internet)  Anyways that is a GREAT Stat.  Do you know the source?  I'd like to use it in my presentations!

You have a good photo here, as a home remodeller I have been looking on this site for examples I can utilize in the final step of my projects. I really like a balance in rooms, architecturally and then by the furnishings and not overdone. Finding a focal point- in your case the fireplace- and having the items frame and point is a style I will emulate.
